Replacement Cost vs. Actual Cash Value

Two policies can have the same coverage limit and pay very different amounts after a claim. The difference often comes down to replacement cost vs. actual cash value.

What Is Replacement Cost?

Replacement cost (RC) coverage generally pays to repair or replace damaged property with new property of like kind and quality, without subtracting for depreciation, subject to your policy limits, deductible, and terms.

What Is Actual Cash Value?

Actual cash value (ACV) generally takes depreciation into account. In simple terms, it pays what the damaged property was worth at the time of the loss, based on its age and condition, rather than what it costs to buy new.

Example: A 12-year-old roof is damaged by hail and costs $20,000 to replace. With replacement cost coverage, the claim may be based on the full $20,000, minus your deductible. With actual cash value, depreciation for the roof’s age might reduce the payment to something like $8,000, minus your deductible. You would pay the difference.

How Replacement Cost Claims Are Often Paid

With many replacement cost policies, the insurance company first pays the actual cash value. After you complete repairs or replace the item, you can submit receipts to recover the withheld depreciation. Time limits and requirements vary by policy, so review yours or ask us before you begin repairs.

Where the Difference Shows Up

  • Your dwelling: Most homeowners policies cover the home itself on a replacement cost basis, but some policies or endorsements change how certain parts are settled.
  • Your roof: Some Colorado policies settle roof damage at actual cash value, especially for older roofs. See how roof coverage changes as your roof ages.
  • Personal property: Furniture, electronics, and clothing may be covered at actual cash value unless you have replacement cost coverage for contents.
  • Vehicles: Auto physical damage claims are typically settled at actual cash value.

Which Option Is Right for You?

Replacement cost coverage usually costs more than actual cash value, but it can make a significant difference after a large loss. When comparing quotes, look beyond the premium and check how your dwelling, roof, and personal property would be settled. The lowest price is not always the best value if the claim payment would be much smaller.
